  1. When supply = demand, housing prices will correct. That won’t be for a longgg time. People with <3% mortgage rates ain’t selling, drying up even more inventory. Prices around here won’t be falling any time soon.

  2. People are dumb. You really overestimate the savvy of the average consumer. People are already taking out HELOCs and running up credit cards. Then comes the consolidation refinance loans which will have higher rates but will be a lower overall payment than the debt spread across multiple lines of credit.

  3. I’m in sales. Don’t take the sales job unless you love it. It’ll eat you alive with the hours and stress/won’t be worth it.

  4. Thanks for the feedback - are you in Banking or a different field?

  5. Damn! Is this your way of telling me I should stick with the more laid back job?

  6. It would be worth it yes, what are you career goals?

  7. Career goals would be to make as much money without working a w2 job as possible.

  8. What is to stop you from taking the better paying job and still investing in real estate?

  9. Looks like it’s due to the time constraint. I know people who work in sales and they’re literally on the clock from 7a-6p, giving them little time to do anything in the evening

  10. Salud, try the bialy breakfast sandwich and thank me later

  11. Workman’s Friend, Idelwild, Great Wagon Rd Distillery, Bar Vins, NoDa Wooden Robot. Plenty more in the noda/Plaza Midwood areas

  12. Literally just knock on their door and introduce yourselves. I did this when I move in a few months ago and now I’m friends with both neighbors. If they’re awkward or rude, that means you wouldn’t have had a positive experience with them regardless, might as well figure out for yourselves now.

  13. Bought a place on the Plaza about a quarter of a mile West of E Sugar Creek Rd and wouldn’t buy anything further East just yet. People over that way are still doing stupid shit, albeit amongst themselves.

  14. Thanks for the recommendations. Why no to Fahrenheit. It looks awesome, but I've actually seen elsewhere that it's overrated and overpriced. What about snooze?

  15. Fahrenheit is cool in theory in that you can catch a sunset from a great angle, but the food is subpar and expensive for what they offer. I’d suggest Cellar at Duckworth’s or Supperland way before Fahrenheit for sure. Maybe go grab a drink up there to check it out/see if it’s your speed, some people do love it, so maybe I’m just the outcast here haha.

  16. How is Supperland? Been meaning to go. Was at Workman’s the other night and some guys were saying it was good.

  17. Expensive but worth every penny. Best experience I’ve had in Clt

  18. Worst part about this is that there are thousands of Americans who do this without blinking every day. Hence why we’re fucked

  19. Overpopulation my man. Buildable land is a finite resource, whereas people are exponentially being created.

  20. 2018 Gotland Green S4 Capital Markets Analyst at a bank

  21. I’ve got a brand new OEM black optics grill for sale if you’re interested. Fits 2017-2019 s3’s

  22. There are secret billionaires. New Hampshire is wrong, the richest person there is Rick Cohen. He owns the largest wholesale grocery supply company in the U.S. He’s worth $11 billion but you’ll never see him on any rich lists.

  23. Came here to say this. Used to work for his company as a buyer - guy pinches pennies like no other. Left after 8 months, and 2 months later heard about a round of layoffs & 401k match reductions. Nice!

  24. Excuse me, WHAT? You can't "take" a knife away from a dude who is charging you & looking to kill you. Any person would have taken the same action regardless of race/gender/religion etc. This is Darwinism at play.
